Why do drainage and grading matter on Peninsula lots?

Proper grading directs runoff away from the home and hardscape, while subsurface drains, gravel beds and permeable surfaces prevent pooling, frost heave and soil movement. Skipping drainage is the most common cause of cracked patios and failed driveways. We grade and plan drainage before any surface goes down.

Which materials should you choose?

When does a retaining wall need a permit and engineering?

In most Bay Area jurisdictions, a retaining wall generally requires a building permit and engineered design when it retains more than 4 feet of soil (measured from the bottom of the footing to the top of the wall) or when it retains a surcharge, such as a slope, driveway or structure above it. Momentum Construction handles permitting and works with licensed engineers when a wall meets these thresholds, so your wall is both compliant and durable.

Why does base preparation determine how long hardscape lasts?

The visible surface is only as good as what sits beneath it. We excavate to the proper depth, install and compact an aggregate base in lifts, and set bedding and edge restraint so the finished surface stays level for decades. Inadequate base prep and compaction is the leading reason hardscape settles, cracks or shifts within a few years.
