Should I repair or replace my roof?
Repair makes sense for isolated leaks, a few damaged shingles, or localized flashing failure on a roof with years of service left. Replacement (a re-roof) is the better value when the roof is near the end of its lifespan, has widespread granule loss or curling, shows multiple leak points, or has dry rot in the decking. An overlay – installing new shingles over the existing layer – can lower cost but is only code-compliant in limited cases and is not advisable when the deck is compromised. We inspect the decking, attic and flashing before recommending an approach.
Which roofing material is best for the Bay Area?
There is no single answer; the right material depends on roof pitch, structure and budget:
- Asphalt and composition shingle – the most common Peninsula choice, cost-effective and available in architectural grades that resist UV and wind.
- Concrete and clay tile – long-lived and well suited to sun exposure, but heavier and requiring adequate structural support.
- Flat and low-slope roofing (TPO and modified bitumen) – used on flat sections, additions and modern homes where shingles will not shed water.
- Metal – durable, fire-resistant and effective in higher-exposure and hillside locations.
Bay Area microclimates matter. Coastal fog and winter rain drive moisture and ventilation requirements, while inland sun accelerates UV wear. Proper underlayment, correctly detailed flashing at valleys, walls and penetrations, and balanced attic ventilation are what prevent leaks, condensation and premature aging – more so than the surface material alone.
How long does a re-roof take?
Most residential re-roofs take from a few days to over a week, depending on roof size, pitch, number of layers being removed, material and weather. Tile and complex rooflines take longer than a straightforward shingle replacement. We schedule around the rainy season where possible and dry-in the roof before any rain exposure.
Leak detection, dry rot, gutters and code
Leaks often originate at flashing, valleys and penetrations rather than the field of the roof, so we trace water to its true source before patching. Where water has intruded, we address dry rot in sheathing, fascia and rafters so the new roof sits on sound framing. We also tie in gutters and downspouts to move water away from the structure. Re-roofing in San Mateo County requires permits and inspection; we pull permits and build to current California code, including ventilation and underlayment requirements.

As of 2026, residential roofing costs in the Bay Area vary widely depending on roof size, pitch, material, layers to be removed and the condition of the decking. Shingle re-roofs typically sit at the lower end of the range, while tile, metal and complex or steep roofs cost more. Can you fix a leak without replacing the whole roof?
Often, yes. If the roof is otherwise sound, we repair the failed flashing, shingles or seals at the leak source. If leaks are widespread or the decking is rotted, replacement is usually the more durable solution.
